Our company specializes in nearly all matters concerning Church Real Estate, including religious, nonprofit and tax-exempt organizations. We are a father and son California Real Estate team, having offices in both northern and southern California. Over decades of carving out a name for ourselves among church groups, we found a niche with locating and/or uniting church property buyers, sellers, landlords, and tenants. Along the way, our skills have been fine-tuned covering all aspects of forming, maintaining, merging and dissolving nonprofit organizations and the establishment of federal and state tax-exempt status. We have even set up a few foundations.
Over the years, we have represented numerous small individual nondenominational churches, on up to major worldwide religious organizations. As a result, we have maintained exclusive relationships with our clients regarding all their real estate needs. In addition, we have generated long relationships with secular and parochial schools as they either expand or cease to operate.
Through our close interactions with church congregations, we have also assisted individual members to buy or sell their real property, assist with landlord/tenant disputes, establish wills/trust, and resolve property liens, or right of way/eminent domain threats. Our agreements and experience between church, organizations, and tenants protect our clients from many unforeseen matters, including liability pertaining to things such as Asbestos, Hazardous Materials/Sites, Americans with Disabilities Act, lead-based paint, playground equipment codes, and many other potential liabilities that most churches do not normally consider until there is a problem, or have today’s necessary knowledge thereof. Our agreements have stood the test of time and disputes. Because of this, they meet zealous insurance standards with sufficient liability amounts applicable to specific situations. This often decreases your insurance liabilities and premiums, as well as general liabilities.
Most importantly, we work in a manner that keeps the client in control with protections well experienced. We have negotiated, drafted and closed real estate transaction ranging from $1 to the tens of Millions.
